Alto Contracting, Inc. provides professional driveway sealcoating throughout Westchester and Putnam County. We use a heavy-duty refined latex polymer sealer designed to help protect asphalt pavement from weather, water, salts, gas, and other petro-chemicals while improving the appearance of the driveway with a rich, dark finish.

Sealcoating is best for structurally sound asphalt pavement that is ready for maintenance and surface protection. The goal is not simply to darken the driveway, but to help preserve the asphalt surface, slow oxidation, reduce water penetration, and extend the life of the pavement.

We also provide driveway repair, asphalt driveway replacement, and related residential paving and masonry services. To get started, you can also request a free estimate online.

 Driveway Sealcoating

Sealcoating is an important part of asphalt driveway maintenance. A quality sealer helps protect the surface from sun exposure, rain, snow, freeze/thaw cycles, and everyday wear. It also helps preserve the smoothness and resilience of asphalt while giving older pavement a cleaner, darker, more uniform appearance.

Our driveway sealcoating services include:
• Residential asphalt driveway sealcoating
• Surface cleaning and preparation before application
• Removal of dirt, debris, and surface buildup
• Evaluation of the overall condition of the pavement before sealing
• Careful application for a rich black, uniform finish
• Protection of surrounding cobblestone curbing, masonry, and nearby surfaces during the sealing process
• Maintenance guidance for long-term asphalt protection

Sealcoating can also help asphalt surfaces resist water penetration, oxidation, and damage from gas, oil, salt, and chemicals. When done at the right time, it is one of the most cost-effective ways to protect your driveway and delay more expensive future work.

Benefits of Driveway Sealcoating

Unprotected asphalt gradually loses its rich black color and begins to dry out from oxidation and weather exposure. Sealcoating helps restore appearance while also adding a protective barrier over the surface.

A properly sealed driveway typically looks cleaner because rain can wash dirt and debris more easily from the smoother, less porous surface. It can also help hide minor surface wear and improve curb appeal while protecting the pavement underneath.

Surface Preparation & Application

Preparation matters. Prior to sealing, the asphalt pavement should be cleaned to remove dirt, loose debris, and surface buildup so the sealer can bond properly. We take care to prepare the driveway before application and to protect surrounding areas such as cobblestone curbing, masonry walls, and similar surfaces during the process.

Sealcoating is intended for sound pavement. If the driveway has larger structural problems, widespread instability, or major surface failure, sealing alone is not the right fix. In those cases, we can advise you on the better long-term option.

Timing, Care & Long-Term Maintenance

Timing is important with sealcoating. Newly paved asphalt should generally not be sealed for the first 60 to 90 days. After that, regular maintenance can help protect the pavement and preserve its condition over time.

For the best results, sprinklers should be kept off before and after sealing, the driveway should be clear on the day of service, and traffic should stay off the sealed surface during the initial drying period. Once back in use, turning the steering wheel only while the vehicle is in motion helps reduce scuffing and wear.
